Mold Remediation in Delta, BC

Mold remediation after a leak or flood, with containment, removal, and clearance-style drying.

Mold remediation in Delta almost always starts as a water story. The marine climate keeps exterior walls cool and indoor air damp from October through March. A leak that was 'just a stain' in a North Delta split-level closet, or a bathroom fan that never quite cleared the steam in a Tsawwassen ensuite, gives mould a wet surface long enough to colonize. The crew at Delta Water Damage Services runs this as one job, from the first reading to the last.

We follow the logic of IICRC S520. Find the moisture, fix the reason it is wet or document who has to, contain the work zone, remove materials that cannot be cleaned, clean what can, and dry to a number so it does not return. Killing colour on a wall with a store spray, while the leak continues, is not remediation.

This page is for mould that followed a leak, a flood, or chronic humidity in a wet assembly. It is not a medical claim. If someone in the house is ill, talk to a physician. We handle the building.

What's included in this restoration service

When to call for water damage restoration

A closet or a cold corner smells musty after a leak

The stain was painted. The cavity was not opened. Mould on the back of the gypsum and on the kraft paper of the insulation is the usual find.

Bathroom paint is bubbling and the fan is weak

Steam condenses on a cool exterior wall or a ceiling. That can be a ventilation problem as much as a plumbing leak. We meter it so the cause is not a guess.

After a flood, the room was dried too fast on the surface

The carpet looks fine and the wall cavity is still elevated. Colonies start on the paper face. This is why the dry-down has a log, not a glance.

Attic sheathing is black under a bath fan that dumps into the attic

Older Delta houses sometimes exhaust a fan into the attic instead of through the roof. Winter moisture stains the sheathing. The fix is the duct and the wet wood, not a fogger.

How the restoration work runs step by step

  1. 01

    Find the water

Pin and non-invasive readings, thermal scan, and a look at the plumbing or the envelope. Remediation without a dry goal just resets the clock.

  2. 02

    Contain

Poly, tape, and a HEPA negative-air machine when the area is more than a tiny patch or when demolition will disturb growth. The HVAC return in that zone is covered.

  3. 03

    Remove what cannot be cleaned

Colonized gypsum and fibreglass come out. Solid wood can often be cleaned if it is structurally sound. We do not sand mould through the house.

  4. 04

    HEPA vacuum and clean

The cavity and the work zone are vacuumed. Hard surfaces are wiped. Biocides are not a substitute for removal of porous growth.

  5. 05

    Dry and check

The bay is dried to the same kind of target we use on a water loss. A visual check and moisture readings close the work. If the source is a roof or a plumber's repair, that has to be done before the wall is finished.

Why this crew for mold remediation

Moisture first

S520 starts with the water. We do too. A fogger in a wet wall is theatre.

Containment matches the disturbance

A small cleanable spot is not the same setup as a wall of growth. You will see which one you have before the poly goes up.

We do not sell health outcomes

We remediate the assembly. We do not claim the air in the house will meet a medical standard. That is not a sentence this trade gets to make.

The cavity is photographed

Once the new drywall is on, nobody can see what was cleaned. The photos are the record.

Questions on mold remediation

+Is all black on drywall mould?

No. Soot, dirt, and shadow get called mould by flashlight. We look at the moisture and the material. If it is growth on wet paper, it is in the scope. If the wall is dry and the mark is dust, we say that.

+Should we bleach it?

Bleach on porous gypsum does not solve a wet cavity, and it drives moisture into the paper. Call for a moisture check instead.

+Do you test the species?

Species lab tests are a separate service and are not required to remove a wet, colonized wall. If you want sampling, we can talk about a hygienist. The cleanup still follows the moisture.

+Will mould come back?

It comes back if the material stays wet. The dry-down and the repair of the leak are what keep it from returning. A spray does not.

+Is mould remediation covered by insurance?

Sudden leaks sometimes are. Long-term humidity and maintenance issues often are not. We document the moisture source. Coverage is the insurer's call.

Mold remediation in Delta works when the wall is dried and the colonized material is gone. If a leak stain is growing or smelling, get it metered before it is painted again. If you want the wider list, start at the restoration services hub, or come back to Delta Water Damage Services.
